This amount really depends on the property that you want to buy and the method of purchasing it. On average you will be looking at a range of $5k - $15k down payment

How many buying methods do you teach?
There are 8 different buying methods to obtain real estate, and we focus on about 6 of them which are using a bank (dscr loan), owner finance, private or hard money lender, partnering, leveraging assets and of course cash. The more methods, the faster growth you will see and higher return.
Do I need good credit to buy properties?
No, but having good credit will definitely help you scale faster so we offer credit services as well. If your credit is not the best you can use private or hard money lenders, owner finance, partnering, cash or leveraging assets if you have.
What exactly does your mentorship offer & guarantee?
We offer a guarantee of getting the number of properties that you have signed up for as long as your financially ready and take action. Also, private mentorship members get unlimited private zooms with us at the max rate of 1x per week and 3 group zooms a week. Not only that, but we will educate you on how to be a real estate investor, comp properties, leverage, vet tenants, pass inspection, run numbers and much more through our group zooms.
What types of properties do we buy for section 8?
The properties you want to shop are typically $60k - $80k in an urban area. We are not typically looking for the best neighborhoods but definitely not bad either as we find the middle ground. On average for principle, interest, taxes & insurance we want to be in the range of $450 - $550 a month payment. The reason for this being we want 1 property to pay for another which controls your debt-to-income level as well as lowers your risk by a lot and shows responsible investing to lenders. when searching an area crime is a factor and we will teach you what to avoid and how to find an area that is not declining in population.
